1. Become a signer on a relatives credit card account.

2. Take out 3 secured credit cards for $1,000 each, withdraw the $1,000 you secured the card with, one week later pay back each account $700, then pay minimum payment one week before the payment is due.

3. Pay down credit cards already open to 30% of max credit.

Here are few things to keep in mind. Right now the 30 year fixed rate is around 6.28 percent.

Check out small banks and credit unions if you are rejected for a loan from a bigger bank because smaller, more local banks don't have the same kinds of problems on their balance sheets that bigger banks have. Of course no matter where you go, you will most likely need a credit score of 720, and more realistically, a score of 750-780 to qualify for the best rates.

When negotiating the purchase price of a home......... Think about how much you would like living there, the quality of life, if it comes down to a few thousands dollars for what the sellers wants..... remember this - as a general rule of thumb, every $1000 in loan amount you borrow equals $7 in monthly payment, so the difference in loan amount of $160K versus $157K would be around $21 per month.

We as agents see negotiations fall through because of a couple of thousand dollars, sure everybody's circumstances are different, but just think about how much you like the home and if your quality of life would be better.

The annual Barbeque Festival in Lexington NC is Oct 25th 2008. This event has grown year after year. Over 100,000 attendance is expected. Lexington is the BBQ capital of the world. Much entertainment, exhibits and of course, tons of barbeque.

Per the Southeast Tourism Society - The Barbeque Festival the top 20 event for October 2008.

The Travel and Leisure Magazine says the festival is one of the top 10 food festivals in the US.

Home buyers are wondering what to do........alot of buyers are sitting on the sidelines waiting.

Are they waiting for home values to drop further?

Are they waiting for the election to be over?

Are they waiting to see if the economy will begin to stabilize?

Of course, common sense, we all wish we had a crystal ball.....but this is what we are hearing and reading.

1. Many buyers are waiting for the politcal show to be over before then begin start the home buying process.

2. Economist are saying this is the best time in history to buy homes and stocks because the prices are great! They say if you have the extra cash or good enough credit...now is the time to pounce.

3. Interest rates are still at historic lows.

4. Some buyers are waiting for the uptick in home sales because then they know it is time, when home sales start back up, the home buying will greatly accelerate because buyers will not want to miss the low price home values.

5. The government will eventually feed the credit market so mortgages will be a little more easier to obtain.

6. The largest pool of buyers now are the investors, picking up the deals...and they will also be reaping the benefits.

With all the above, this is great for buyers, sellers, real estate agents, lenders and all others involved in the real estate market, plus a boost for the economy as a whole.
